North Parker County: Deep Cross Timbers Sand With the Clay Below

The country north of the Trinity forks runs sandier than the Aledo side, post oak sand deep enough to grow the timber the Cross Timbers is named for. Ponds work here, but only when the builder answers the sand question first.

THE CHALLENGE

Sand That Grew the Timber

Springtown ground drinks rain: that is why the post oaks and the peanut farms both liked it. A pond basin cut blind into it seeps away its mornings. The fix is under there somewhere, red clay seams that pack tight, and test holes on the walk tell us how deep the cut has to go to use them.

When the clay is out of reach we core the basin with compacted clay or bentonite, tested first, priced as its own written line. Nobody around here needs another half-full sandy disappointment.

THE ADVANTAGE

Ranchette Country With Real Draws

The broken country toward Poolville and the Walnut Creek drainages gives most tracts a workable draw, and the acreage wave out of Fort Worth means every five and ten acre place wants its own water. A correctly sealed tank here fills on thirty-two inches a year and holds through the summer.

Mobilization is easy off 199, we route through Parker County constantly, and the same crew that clears the post oak thicket cuts the tank.

What to Expect, Start to Finish

The same open sequence as every build we document: photos, a walk, a written number, machines, water.

1

The call

Send photos of the spot, a rough size, and your town. You get a ballpark from the published list the same day, and if it sounds right we set a time to walk the property. No pressure loop, no form-and-wait.

2

The site walk

We probe the sand for the clay answer, read the draw and the catchment, and talk access, spillway, and what clears ahead of the cut. If the better tank site is fifty yards from the one you flagged, you hear it standing right there.

3

The quote

A real number in machine days: what the dig costs, what the dam costs, what happens if we hit rock, and what the clearing adds if the site is brushed up. The price on paper is the price, and any rock contingency is spelled out instead of buried.

4

Mobilization

A lowboy shows up with the dozer and excavator, usually within a few weeks of a signed quote. We need a gate the iron fits through and a spot for the trailer, and we handle the rest.

5

Build days

Two to five working days for most ponds. Topsoil gets stripped and saved, the core trench gets cut, the dam goes up in compacted lifts, and the basin takes shape a bench at a time. You are welcome on site every day of it, at a safe distance from the swing radius.

6

The walkthrough

Before the machines load, we walk the pond with you: dam, spillway, slopes, and the topsoil dressed back over the banks. If it does not match what was quoted, that is the moment we make it right.

7

The wait for water

A correctly sited and sealed tank here fills across one normal wet season. The dam gets seeded the day shaping ends so the spring storms build grass instead of gullies.

2026 Pond Price List

Price Your Pond in Springtown

Size it, tell us what to do with the dirt, then draw the pond right on a photo of your land. Your estimate comes back by email, along with a preview of the finished water.

What Is In the Price, and What Is Not

No surprise line items. Here is how the number breaks down on every quote we write.

INCLUDED IN EVERY BUILD

The Whole Pond

Siting and design against your watershed, staking, topsoil stripped and saved, the core trench, the dam built in compacted lifts, the spillway cut and shaped, slopes finished to mow, and topsoil dressed back over the banks. Machine transport is in the quote, and so is the walkthrough before we leave.

QUOTED SEPARATELY WHEN NEEDED

The Site Variables

Sealing is the north Parker variable: tested with the probe, then priced as its own line when the basin needs a core. Clearing rides on the same quote at published day rates. Rock is rare on the sandy side and we say so instead of padding for it.

Building Tanks on the Sandy Side

The ranchette wave wants water

Springtown, Poolville, and Peaster are filling with five and ten acre places, horse setups, and first-time acreage owners off 199. The pond is the improvement that makes a sandy tract feel like a ranch, and building it before the barn and the fences is the cheap sequencing.

Honest sealing or no dig

Our rule on sand country is simple: we do not cut a basin we have not probed. The clay answer decides the quote, the sealing plan is written where you can read it, and the pond holds because the ground got respected. That rule is why our sand-country ponds have water in them.

Stock water for the horse places

North Parker horse country needs tanks with firm approaches and sweet water. We cut one bank as a solid access slope, keep the rest steep against weeds, and recommend aeration for places running several head on small water.

Depth pays the evaporation tax

Thirty-two inches in, several feet of evaporation out: the arithmetic says dig deep. Past six feet quickly, shallows pinched, and the tank carries its level through August instead of surrendering it.

What a Tank Does for a Springtown Place

The ranchette becomes a ranch

Five sandy acres with a tank and a dock reads like a homestead instead of a lot. It is the improvement guests notice first and the one that anchors the whole property plan.

Water the horses can trust

A firm approach slope and honest depth keep the water sweet and the horses out of the bog, without a hydrant running all summer.

Fish by the third season

Stocked on schedule, a half acre sand-country pond grows bass worth an evening. Less pressure than Eagle Mountain, no boat ramp involved.

Resale follows water

The 199 corridor buyer pool pays for finished acreage, and private water is the finish that separates a listing from the herd.

Beyond the Dirt: Finishing Your Pond

The build does not have to stop when the water shows up. These come with the same one-crew, one-call approach as the pond itself.

FINISH

Seeding & Erosion Control

Seed and blankets on the dam immediately: sandy country gullies fast, and established grass is the cheap insurance.

WATER QUALITY

Aeration & Fountains

Aeration keeps small horse-place tanks sweet through August: circulation, fewer weeds, healthier water for stock and fish.

ACCESS

Docks

Docks get planned into the grading while the machines are there, depth set right at the posts the first time.

THE PAYOFF

Fish Stocking

Stocking runs the standard schedule, forage then bass, and the depth map hands the hatchery everything it needs.

I have used Pierce Land Clearing to clear out property that I own on two different occasions. Each time two different operators but same result: amazing work!!! It is impressive what their forestry mulchers can accomplish so quickly.

Talk Pond Like a Dirt Crew

Six terms you will hear on the site walk, and what they actually mean for your water.

Spillway

The armored low route storm water takes around the dam instead of over it. The difference between a rain event and a rebuild.

4:1 bank

Four feet of run for every foot of drop. Gentler banks are safer and easier to mow; steeper banks get more depth from less dirt.

Freeboard

The dry dam height above full pool, the safety margin that keeps a big storm inside the pond.

Watershed

Every acre of ground that sheds rain toward your pond. It, not the hole, decides how fast you get water.

Full pool

The water level at the bottom of the spillway, the highest the pond is designed to hold day to day.

Borrow area

Where the dam dirt comes from. On a well designed pond it is the basin itself, so every yard dug does double duty.

Springtown Pond Construction FAQs

How much does a pond cost in Springtown, TX?

The published chart starts at $12,300 for a quarter acre at 6 feet on 4:1 banks, and the calculator above runs your own numbers. Sandy sites can add tested sealing as a written line item. Photos of the tract get a real range the same day.

Will a pond hold water in Springtown sand?

Only if it is built for the sand, which is exactly what we do: probe for the clay seams, reach them with the cut when possible, core the basin when not, and put the sealing plan in writing. The sand is manageable; ignoring it is not.

Can you clear the post oak and brush first?

Yes, same crew, same mobilization. We are a land clearing company that builds ponds, so the thicket comes off, the stumps come out of the footprint, and the cut opens without waiting on a second contractor.

What size pond fits a 10 acre ranchette?

Usually up to a half acre comfortably, sometimes more with a good draw. The chart puts a half acre at $19,200 to start, and the site walk reads whether your drainage actually feeds it. An honest size answer beats an oversized basin that never fills.

Can you rebuild an old peanut-country tank?

All the time. The old farm tanks north of town are silted, brushy, and shallower every year. Drain, dredge, reshape, rebuild the dam where it leaks, and the tank comes back deeper than it has been in decades.

Do I need a permit in Parker County?

On most acreage, no: normal farm and stock ponds are exempt from state permitting and the county adds none. Creek floodplain sites get flagged at the walk when it applies.

How deep should a Springtown tank be?

Chart pricing starts at 6 feet; with this evaporation we recommend eight where the ground allows. Cooler, clearer, weed-resistant water is what the extra feet buy, and the calculator prices them before you decide.

How long does the build take?

Two to five working days once the iron arrives, plus a day or two of clearing on wooded sites. A correctly sited tank generally stands full within its first wet season.
