On rural Henderson County land you own, clearing generally needs no permit and agricultural work is exempt from most regulation in Texas. Enchanted Oaks is an incorporated lake city with its own ordinances, many lots carry deed restrictions, and work near the water line falls under the Tarrant Regional Water District which controls Cedar Creek Lake. Given the town is named for its trees, check the local rules before removing anything from the canopy.
Estimates usually happen within a few days of your call. Most residential jobs run one to three days on site, and larger acreage moves at several acres a day with the dedicated mulchers. One local quirk: sand over clay in the bottoms stays soft long after the ridges have dried, so we work the high ground first when the weather turns. You get a start window with your quote and a heads up before we roll in.
Yes, and in Enchanted Oaks that is nearly every job we quote. An operator steers a mulcher, so the yaupon and greenbriar come out from under the canopy and the oaks are untouched. Mark anything you are particular about or walk the lot with us before we start.
Priced by the machine day. A skid steer mulcher is $3,000 per day with transport included and is usually the right machine on a lot this size, a high horsepower mulcher is $4,000 per day plus transport on larger acreage, and dozer or excavator work is $3,000 per day plus transport. One day minimum on every machine.
More per acre, yes, because the operator is steering rather than driving. But there is far less material to grind, so on a lot with a canopy worth keeping the two often land closer together than the description suggests. It is also not reversible if you get it wrong, which is the real argument for taking less.
Some of it, from the base. Yaupon returns readily and that is normal for this country rather than a failure of the clearing. It is cheap to handle at ankle height, so budget a maintenance pass in a couple of years rather than another full clear in ten.
