On rural Freestone County land you generally do not need a permit to clear your own property, and agricultural use keeps most of this work outside any permitting process. Inside Teague city limits there are ordinances worth checking before a lot is cleared, and anything down in the Trinity floodplain carries its own rules. We flag what applies to your tract when we quote it rather than leaving you to find out later.
Estimates usually happen within a few days of your call. Most residential jobs run one to three days on site, and larger acreage moves at several acres a day with the dedicated mulchers. One local quirk: the blackland clay here gets greasy after rain, so we watch the forecast and schedule around it rather than tearing up your ground. You get a start window with your quote and a heads up before we roll in.
Teague sits in post oak sand country off I-45, where the brush problem is yaupon: it fills the understory of every oak stand left alone, chokes out the grass, and turns hunting land into ground you cannot see thirty feet into. Add greenbrier and volunteer sweetgum on the sandier ridges and a tract can close up in five years.
Most Freestone County work is underbrushing: grind the yaupon out from beneath the oaks, keep the canopy that holds the deer, open the sight lines and shooting lanes. On cattle ground it is pasture reclaim, and on new-bought recreational tracts it is usually both plus a camp site and roads. The mulch layer stays down, holding the sand and shading the seed bank so the yaupon comes back slower.

It gets mulched where it stands and left as a chip layer on the ground. Nothing hauled off, nothing burned, no pile waiting on a burn ban to lift. On sandy Freestone County ground that layer holds moisture and keeps the topsoil in place while grass comes back through it.
That is the bulk of the work around Teague. Hay meadows and grazing ground that stopped being worked go to yaupon and greenbriar within a few seasons, then post oak seedlings behind that. Mulching takes it back to open ground in one pass and the grass usually returns on its own without reseeding.
It will, from the root, and nobody honest tells you otherwise. Mulching knocks it down hard and buys you several clean seasons. Staying on top of it after that is either a shredder every year or two, or grubbing the roots where you want it gone permanently.
