On rural Freestone County land you generally do not need a permit to clear your own property, and agricultural use keeps most of this work outside any permitting process. Inside Fairfield city limits there are ordinances worth checking before a lot gets cleared, and anything in the Richland Creek floodplain or close to the Trinity River corridor has its own rules. We flag exactly what applies to your tract when we quote it rather than leaving you to find out afterwards.
Estimates usually happen within a few days of your call. Most residential jobs run one to three days on site, and larger acreage moves at several acres a day with the dedicated mulchers. One local quirk: the blackland clay here gets greasy after rain, so we watch the forecast and schedule around it rather than tearing up your ground. You get a start window with your quote and a heads up before we roll in.

On open post oak with grass underneath the dedicated machine covers two to three acres a day. Solid yaupon takes longer. Send photos and acreage and we will give you a real number, usually the same day.
It gets mulched in place and left on the ground as a layer of chip. Nothing is hauled off, nothing is burned, and there is no pile left for you to deal with. On sandy Freestone County ground that mulch layer holds moisture and keeps the topsoil from blowing while the grass comes back.
That is most of what we do around here. We cut lanes and shooting lines, open the understory so you can see and walk, and leave the mast trees and the thickets the deer actually bed in. Tell us what you want left and we will work to it. A blanket clear on a lease is usually the wrong job.
Yes, it comes back from the root, and anyone who tells you otherwise is selling something. Mulching sets it back hard and buys you several seasons of clean ground. Keeping it down after that is either a shredder every year or two, or grubbing the roots out where you want it gone for good.
Yes, and on post oak country we usually should. Selective clearing costs more per acre than a full clear because the operator is working around things instead of straight through, but a place with mature oaks left standing is worth more and looks like land rather than a lot. Mark what you want kept, or walk it with us and we will mark it together.

Yes. The reclaimed lignite ground clears differently from native post oak, the soil profile was rebuilt and what has grown back since is often thicker and more uniform than you would expect. It is straightforward mulching work, we just price it off what is actually standing rather than assuming it is native brush.
