How to Prepare Industrial Land for Warehouse Construction in San Antonio, TX
Warehouse pads are unforgiving. A house can tolerate a little imperfection under the slab. A hundred thousand square feet of tilt wall on a five inch slab cannot. If you are taking raw land around San Antonio to warehouse-ready, here is the order of operations we run and why each step exists.
Start with what is on the parcel, not what the drawings say
Bexar County land carries surprises: protected heritage trees with real ordinance teeth, old caliche pits, buried fence lines from a ranching past, and drainage patterns that only show themselves in a storm. We walk the site before we bid it. San Antonio specifically protects significant trees by ordinance, and finding that out after clearing starts is an expensive way to learn.
Clear it, then grub it
Clearing takes the vegetation off. Grubbing takes the root systems out, and for a warehouse pad the grubbing is not optional. Roots left under a slab decay, the soil settles, and the slab tells on you a few years later. When we grubbed 12 acres in San Antonio, everything below grade came out before any fill went in. Vegetation outside the building footprint and paving can be mulched in place instead, which saves money and keeps material out of the landfill.

Compaction is the whole game
Once the site is cleared and grubbed, fill goes in lifts, each one compacted and tested. It is slow compared to pushing dirt around, and it is the difference between a slab that holds a racking system and one that cracks under it. Your geotech sets the spec. Good site prep hits it every lift.
Sequence the pad with the schedule
