What You Are Digging In Around Buda

Buda sits right on the escarpment and the ground changes character within a couple of miles of the interstate. East of I-35 it is blackland clay that swells and shrinks with moisture. West it climbs into limestone under thin soil, where rock depth sets the price. Most sites here are firmly one or the other, and pricing them the same way is how a quote goes wrong.

East of I-35: expansive clay

Blackland that moves with moisture content. Pads get built in compacted lifts on prepared subgrade to a spec, and when the native material will not meet that spec we price select fill rather than hope. Saturated clay does not compact, so timing is part of the plan.

Limestone shelf can sit under a foot of soil. It does not stop a cut, it changes the machine and the day count, and on some sites milling to grade beats digging. We probe before quoting because rock depth is not something to estimate from the road.

Every number on a dirt job comes back to what is under the surface, and the only honest way to know is to open the ground. We dig test holes on the site walk. It costs an hour and it is the difference between a quote you can rely on and a change order later.

Compaction is not optional

Fill placed in one lift and tracked over looks identical to fill placed in compacted lifts, right up until something is built on it. We build to a spec and we are happy to have it tested. The pads that fail in Texas nearly all failed at this step.

Water is the enemy of every pad

Most dirt work that goes wrong went wrong because of water, not dirt. Where it comes from, where it sits and where it leaves are questions we answer before the first cut around Buda, because retrofitting drainage after concrete is the expensive way to learn it.
